Our homes are a valuable asset, and it's difficult to be objective about the place where we are living as it's filled with memories and the emotions that accompany them.
When a home is listed in the broker listing cooperative (the former multiple listing service) it's competing with all other homes within its price point and location. All buyers, whether they are shopping for a car, television or home, are looking to evlauate and compare similar products to make certain that they are getting the best deal and the most value for their dollar.
In addition to an aggressive and comprehensive marketing campaign, a home in today's market needs to be the best value at its price point. Therefore, to sell at top dollar it must have more to offer than all of its competition.
The location, condition (interior and exterior), floor plan, features, and amenities will all impact the price. Just because you have more square footage or a larger lot doesn't guarantee that you will sell for a higher price. The prospective buyer will evaluate your home and its condition against other homes to see which home most closely meets their needs at the best possible price.
As we partner together, I'll work with you to identify any areas that would improve the appeal of your home that require no money but sweat equity, areas that will require a minimal amount of funds to improve, and areas that might need major changes. We'll discuss and decide on any changes you are willing and able to make.
The most important decision we'll make is where to price your home. We will carefully review information on our current competition, recent sales, expired listings that never sold and any homes that have an accepted offer (pending) and are waiting to close and be sold. We'll also focus on a Tucker exclusive, Trendgraphics, which will enable us to evaluate trends over the past year.
