Tips From The Pros!

Designed To Sell’s Top 35 Selling Secrets
Home & Garden Television Show

1.
Go over the top!  Pick your best feature and make it better.

2.
Complete the picture!  Don’t leave any projects unfinished.

3.
Match the book to its cover!  Put the outside AND inside in top shape.

4.
Go from trash to treasure!  Make each square foot count for something special not filled with clutter.

5.
Go with the flow!  Don’t make walking an obstacle course with too much furniture.

6.
Open up and say offer!  Big furniture in big rooms & small furniture in smaller rooms.

7.
Apply yourself!  Kitchens sell homes & appliances sell kitchens.

8.
Use counter intelligence!  Dated, old or worn counter tops totally turn off buyers.

9.
Reheat your cabinets!  Polish, refinish or paint your cabinets and add new hardware.

10.  C
ook up your kitchen! Scrub, scrub, scrub and clean, clean, clean; - including ovens & your refrigerator.

11.
Whisk them away! Buyers are looking for that spa bath luxury feel.

12.
Don’t pour your money down the drain!  Buyers want to see sparkling clean bathrooms (including shower doors & tubs!)

13.
Primp your vanity!  Polish, refinish & replace worn counter tops & faucets.

14.
Use high-end materials!  Bath rooms are small and a little high-end material goes a long way.

15.
Price it to sell; not to sit!  The price buyers will pay is determined by market conditions and not by what you paid for it.

16.
Clear the closet! If it looks like you don’t have enough storage space, buyers will assume they won’t either.

17.
Make it all about the bed! The master bedroom needs a luxury feel to the bed.

18.
Create instant luxury! If you’re not creative, purchase a bed in a bag & choose a neutral paint color for walls.

19.
Pare it down!  If you are multi-purposing a room, buyers will think you don’t have enough rooms & they won’t have enough rooms.

20.
Know your competition!  You need to be above average in order to obtain an offer.

21.
Design to dine!  Make sure you create an elegant & relaxing dining space.

22.
The money’s in the details!  Crown molding, flowers, etc. can make you stand head & shoulders above the competition.

23.
Furnish for selling!  Remove excess furniture and/or replace with right-sized furniture to make rooms look more spacious.

24.
Fire up the fireplace!  This highly-desirable feature needs to be a focal point and it should have a fire burning in it for open houses and showings.

25.
Have them at hello!  You have ten seconds to make a first impression from when buyers pull up in front of your home.  Everything they see counts.

26.
Deck it out!  Stage your deck and/or patio and don’t use it as a storage or clutter space.

27.  Opportunity
knocks!  Make sure your front door is in tip-top shape.

28.
Embrace your architecture!  Don’t fight with your exterior; work with it.

29.
Clear it out and clean it up!  Clean up your front and back yard.  Plant flowers & trim shrubs, trees and bushes.

30.
Spring into action!  The best time to list is in the spring.  It’s the beginning of the selling season.

31.
Design to smell!  Air out the house, boil cinnamon, display flowers & remove pet or smoke odor.

32.
Fix it or forget it!  Deferred maintenance is a total turn off to potential buyers.

33.
Go neutral!  Neutral walls & carpet appeal to everyone.  Add color with furniture, art work & pillows.

34.
Clean up to clean up!  The more work you do, the more money you’ll get for your home.  People will pay for the convenience of “move in ready.”

35.
Declutter!  People won’t pay top dollar for a home where they can’t see the square footage; so, clear it out and clean it up.
