Home staging is now a "buzz" word. Everyone is talking about it. Everyone claims to be a stager, or is thinking about learning how to stage, or has a friend who stages, etc.
Let's think about home staging in very basic terms. If you are preparing to go to a special event, you would normally take special care with your grooming, hair, make-up, clothing, accessories. You would do everything possible to look your best as you meet new people, right?
It's the same for your home. When your home is listed in the broker listing cooperative, it's meeting new people and being seen by potential buyers for the first time! Your very first showing is when people look at the pictures of your home on the Internet! Many potential buyers will decide right from those pictures whether or not they wish to visit your property.
If you don't have the funds or ability to hire a professional stager, think about a particular room in your home. If you took a camera and took a picture of your home right now, how would the room look? Cluttered? Disorganized? Over furnished? At the very least, think about what you could do to make your photos look like they came from a magazine - light, bright, inviting and welcoming.
Most people looking at photos of a home or scheduling a showing for a home don't have the imagination to see the potential of a room. They look at a room and see it as it is. A photo of a living room that's cluttered with toys and has no place for adult seating signals to a potential buyer with children that there is no place for kids to play. Remember, when you decide to sell you need to focus on maximizing potential buyer interest. A properly staged home will show each room being used for its intended purpose.
